When you purchase a share of an individual loan, you’re investing in a high-yield BDN, or borrower dependent note. BDNs let you choose where you invest your money. They offer greater certainty of repayment with a fixed interest rate and maturity date, and an average gross yield of 10.8%.Take control of your portfolio by choosing the projects, borrowers, and regions to invest in.

PFNF
PFNF invests capital raised via your investment into a prefunding line of credit, which finances every Upright loan and is secured by an actual asset — real estate. Your investment has a fixed maturity date, as well as a fixed interest rate, and since 2020, PFNF has also paid out 100% of interest and repaid 100% of principal, 100% of the time. PFNF’s unique, short duration offers minimal exposure to cultural and economic shifts.
Pre-Funding Note Fund
HRIF
The HRIF offers accredited investors the opportunity to spread a single investment across a managed portfolio of short-term, residential bridge mortgage loans originated and underwritten by Upright. HRIF is designed to provide portfolio diversification, current income with a targeted return of 10%–13%, and the significant tax benefits of a REIT to investors. Fund asset values are expected to be comparable to a typical REIT that purchases 30-year mortgages.
